House price rise seen in June...

House prices in most areas of the UK increased in June 2007, with the average prices of a home in Britain up by 0.4 per cent from May to £197,461, suggesting bigger loans could be required for house hunters.

Property price growth in Britain is starting to slow, with the second monthly rise of less than 0.5 per cent in a row during June this year, but prices are still rising steadily, according to mortgage lender Halifax.

The latest housing market figures suggest that house prices rose by 10.7 per cent over the 12 months to June, but have increased by just two per cent during the first half of 2007.

The average cost of a home in Northern Ireland rose most sharply during the second quarter of 2007, with property up by 8.5 per cent, almost double the 4.9 per cent rise in Greater London. Homes in Northern Ireland are now the most expensive in Britain outside London and the south-east.

Only the south-west (-0.4 per cent), West Midlands (-1.1 per cent) and Wales (-2.8 per cent) witnessed a fall in house prices over the three months to June.

Halifax has forecast that UK house price inflation will slow over the coming months, as negative real earnings growth and a series of interest rate rises over the past year affect the market, though the ongoing shortage of housing supply will continue to push prices up slowly.

The Bank of England's monetary policy committee (MPC) has voted to increase the base rate of interest four times since August last year and is widely expected to raise the cost of borrowing at its monthly meeting on Thursday to 5.75 per cent.
