Homeowners 'look to conversions' to add space and value...

A lack of quality housing and conditions in the property market means many homeowners are looking to improve their current property with a loft, basement or garage conversion rather than moving, the Federation of Master Builders has said.

The organisation's director of external affairs, Brian Berry, said conversions add space and value to a home while cutting out some of the expenses associated with moving, such as stamp duty and lawyers' fees.

He added that a typical loft conversion costs around £35,000, but adds an extra £60,000 to the value of a home.

Garage conversions are also "very popular", he said, because they create an extra ground floor room and are "relatively easy to do".

Basement conversions, although more difficult, are becoming more common in London, as they are normally the only way to add space to a home, Mr Berry commented.

Many consumers choose to pay for a conversion and other home improvements with a personal loan. According to Sainsbury's Bank, Britons took out £6.35 billion in unsecured loans to upgrade their property in 2007.
